Indian Hills Colorado - a beautiful place to live and play.

Welcome to our community.  

Indian Hills, a place of ponderosa pine forests and flowery meadows with elevations between 6,800 feet and 8,500 feet, was once a summer campground for Ute Indians. Now, at the beginning of the twenty-first century, it is the home of approximately 1500 residents, some of whom have been privileged to live here for more than 50 years.

 If you have a Detached Garage or No Garage currently - Jefferson County just reduced the amount of Accessory Square Feet you are allowed to have, review updated Regulation at:  https://www.jeffco.us/DocumentCenter/View/2485/Section-05-Accessory-Uses-PDF  and then compute what your allowed versus those property owners with an attached Garage.   Home with 1,200 Sq Ft with Detached old Detached Garage of 600 Sq ft and a Barn with 500 sq ft on MR-1 Horse property - if you try to build a new Barn, you would be denied, or want to build a larger Garage, you will get denied also.   Max Accessory Square Footprint for all Accessory use space for that home is:  900 sq ft.    However updated regulation provides inequitable advantage, allowing that property owner with all same setup/square feet to have a larger amount of accessory use square footprint:  1,350 or 450 more than you are allowed in fact:  1.5 times or 50% more accessory use square feet - all because updated regulation allows them to include the square feet of their attached garage.

That is thier solution - without letting impacted home owners know, to fix the issue of massive large steel structures being built that far exceed the size of the primary structure.  I say go to simple 99% of Primary structure footprint minus attached Garage space (if attached garage) and provide same simple equitable treatment for all property owners and property rights while also meeting their intent to eliminate the problem of massive large structures dwarfing primary residences on property.   Email our county commissioners and let your voice be heard:  This email address is being protected from spambots.    If you don't voice your concerns - they will not change and provide equal property rights for all concerning how accessory use space is calculated.  And Good Luck getting any approval to rebuild that Old Barn or replace that old detached garage - as now your under new requirements providing you with less allowed accessory use space (Barns, Garage, Sheds, etc).

We are small quite community located in the foothills west of the Denver Metro Area.  We are happy to have Deer Traffic on a daily basis.  Most often it is quite where you can here the children playing, the wind moving thru the trees and during rutting season you may hear the Elk Bugling in the distance.   Wildlife of Bear, Mountain Lion, Fox, Birds, Deer and Elk exists at various times.   Truly a Beautiful place to live, play and enjoy a more relaxed lifestyle.
